How long does a termite inspection take?
A typical residential termite inspection takes 45 minutes to 1.5 hours depending on the size and accessibility of the property. We inspect all accessible areas: attic spaces, subfloor crawlspaces, garage, exterior eaves and fascia, window and door frames, and all wood-to-soil contact points. You receive a written report at the completion of the inspection.
What is the difference between a Section 1 and Section 2 termite finding?
California termite inspection reports for real estate are divided into two sections. Section 1 covers active infestations and damage that require immediate treatment — these items typically must be corrected before close of escrow. Section 2 covers conditions conducive to future infestation, such as moisture issues, wood debris, or earth-to-wood contact — these are typically optional to correct. Your inspector will clearly explain each finding and which section it falls under.
Do you offer no-tent termite treatment options?
Yes. We offer several no-tent alternatives to fumigation for drywood termites: orange oil (d-limonene) injection, heat treatment (whole-structure or localized), and spot/injection treatment. These are effective for localized or accessible infestations. During your free inspection, we'll honestly assess whether a no-tent option is the right fit for your specific situation — and we'll never recommend a more expensive method than your infestation requires.
