For multi-tenant buildings, tent fumigation typically requires adjacent units to vacate — a significant coordination challenge. We steer commercial clients toward localized treatment or heat treatment when the infestation is contained, and will be upfront if fumigation is truly the only appropriate option.

Will my business need to close for 2–3 days if I need fumigation?

Only if tent fumigation is the treatment. For a whole-structure drywood infestation where fumigation is truly warranted, yes — a 2–3 day closure is required and we'll coordinate the logistics. But for most contained commercial infestations, we steer toward heat treatment (6–8 hours, same-day re-entry) or localized spot treatment (no closure required). The goal is to avoid disrupting your business unless the infestation genuinely requires it. Your inspector will be direct about which option fits your situation.

Does commercial fumigation cost more per square foot than residential?

Yes — commercial treatment is typically priced higher per square foot than comparable residential work. Factors include after-hours and weekend scheduling, coordination with property managers and tenants, access complexity in commercial buildings, and COI and documentation requirements. Do you provide certificates of insurance and vendor paperwork?

Can you treat a restaurant or food-service business without using chemicals?

Yes — heat treatment is our preferred option for restaurants and food-service environments. The structure is raised to 135–150°F for 6–8 hours, eliminating all drywood termite life stages without any chemical application. There's no residue on food-prep surfaces, no contamination risk, and your staff can return the same day. For localized infestations, orange oil (d-limonene) is another chemical-minimal option.

What's the difference between a one-time treatment and an annual maintenance program?

A one-time treatment addresses the current infestation and comes with a one-year warranty. An annual maintenance program adds scheduled re-inspections, priority scheduling for any new activity, and structured compliance documentation — useful for property managers who need to demonstrate due diligence for insurance, lenders, or HOA requirements. Most commercial clients with larger portfolios find the annual program more cost-effective than reactive one-time treatments.

Do you service multi-tenant buildings where tenants can't all coordinate at once?

Yes — multi-tenant coordination is a standard part of our commercial service. We sequence treatments by unit, schedule around tenant availability, and handle access logistics with the property manager. For subterranean termites, Termidor soil barrier treatment can typically be applied to the exterior without any tenant coordination. For drywood termites, we'll assess the infestation spread and propose a treatment sequence that minimizes access conflicts.

What WDO documentation do you provide for commercial properties?

We provide California-compliant Wood Destroying Organism (WDO) inspection reports — the same report used in residential real estate transactions — for commercial properties. The report documents active infestations, evidence of past activity, and conducive conditions, and is signed by a California-licensed structural pest control inspector. We also provide clearance letters after treatment for insurance, lender, or escrow requirements.
