What's Included in a Real Estate Termite Inspection
Full WDO Inspection
A California-licensed structural pest control inspector performs a full inspection of the property — attic, subarea, exterior, and all accessible areas. All wood-destroying organisms are documented: drywood termites, subterranean termites, wood-boring beetles, and fungal wood decay.
Section 1 & Section 2 Report
We issue a complete WDO report with all findings categorized as Section 1 (active infestation/damage requiring correction) or Section 2 (conditions conducive to infestation). The report includes inspection diagrams and is formatted for submission to escrow.
Treatment Recommendation
For Section 1 findings, we provide a written treatment recommendation with all available options and pricing — fumigation, no-tent alternatives, spot treatment, and subterranean barrier as appropriate. We never over-recommend.
Treatment & Clearance
Once the buyer, seller, or responsible party authorizes treatment, we schedule it immediately and issue a Section 1 clearance letter upon completion — typically within 24–48 hours of the treatment date.
Electronic Delivery to All Parties
All documents — inspection report, clearance letter, invoices — are delivered electronically to the agent, escrow officer, and any other required parties. No chasing down paperwork.

How fast do you deliver the WDO report?
Reports are typically delivered within 24 hours of the inspection. For urgent transactions, we can often turn reports around the same day — call us to arrange.
Can you issue a Section 1 clearance before close of escrow?
Yes — once treatment is completed, we issue the Section 1 clearance letter within 24–48 hours. For fumigation, re-entry typically occurs 24 hours after treatment, with clearance issued promptly after. For spot treatments and liquid barriers, clearances can be issued same day or next day.
Do you work with FHA and VA loans?
Yes. Our WDO reports and Section 1 clearances are accepted by FHA and VA lenders. We're familiar with the specific requirements for government-backed loans and make sure all documentation meets those standards.
Who pays for the termite inspection in a California real estate transaction?
In California, the responsible party for termite inspection and treatment is typically negotiated between buyer and seller. It's not legally mandated that either party pay, but in practice the seller often pays. We invoice whichever party has been agreed upon in the contract.
