Why Commercial Clients Choose Us
Commercial termite programs work differently than residential service. Property managers need reliable schedules, clear paperwork, and treatments that fit around business hours.
One Annual Contract, All Structures
We inspect every covered building on your property under a single annual contract. No per-unit billing, no separate schedules to coordinate. One WDO report covers the full scope.
Pricing by Building Complexity
Commercial pricing depends on building size, construction type, and how hard the property is to access. We assess each property after a site walk. We do not use a flat per-square-foot rate.
Full Treatment Menu
We offer tent fumigation, heat treatment, Bora-Care, Termidor, and spot treatments. The inspection findings guide which treatment we recommend, not a default package.
Written WDO Reports
Every inspection includes a signed WDO report that meets California requirements. Lenders, HOA boards, and escrow companies often require this report.
In-House Licensed Repairs
If termite damage requires structural repair, our licensed team handles it in-house. You will not need to hire or manage a separate contractor.
Priority Scheduling for Commercial Accounts
Commercial accounts get priority scheduling ahead of walk-in residential requests. The same inspector team stays with your property from the first visit through every annual renewal. Inspectors do not rotate, so your team always works with someone who knows your buildings.
Industries We Serve
Each industry has its own scheduling needs, paperwork, and treatment limits. We adapt our commercial program to fit each one.
Property Management
We serve both HOA boards and multi-property portfolio managers.
- HOA annual contracts include written WDO reports formatted for board presentations and lender documentation. Tenant notification is coordinated through the management office.
- Portfolio managers across Orange, LA, San Bernardino, and Riverside counties can consolidate all locations under one contract. No separate vendor relationships per county.
- Inspection scheduling accounts for tenant occupancy. Treatment timing accommodates escrow turnover windows. Portfolio pricing is available for three or more properties.
- All service records are maintained centrally for due diligence, lender review, or annual compliance.
Hospitality
A single guest complaint about termites can appear on TripAdvisor within hours of checkout. That makes termite activity a zero-tolerance issue for hotels, resorts, and restaurants.
- Coastal properties in Newport Beach, Laguna Beach, and along the shoreline face year-round pressure from salt air and humidity.
- We schedule inspections during low-occupancy windows and coordinate treatments across vacant sections.
- For restaurants and commercial kitchens, we select treatment methods that account for food-contact surfaces and health code requirements.
- Brand-managed properties receive GM-level inspection documentation for corporate compliance and brand audits.
Healthcare
We serve medical offices, hospital campuses, and retirement and assisted living complexes.
- Every engagement starts with a coordination meeting with facility management before any work begins in patient-occupied areas.
- When full evacuation isn't possible, we phase treatment across building sections so patient care continues uninterrupted.
- Near patient areas, we use targeted spot applications and Bora-Care rather than broad-spectrum methods. Every treatment generates EPA-compliant chemical use documentation for compliance files.
- For retirement and assisted living facilities, we schedule around vulnerable populations, medication windows, and meal service times.
Retail & Commercial
Retail centers and commercial spaces need termite control that protects inventory and infrastructure without forcing closure.
- Inspections and treatments are scheduled during off-hours to avoid disrupting business operations.
- Treatment methods are selected based on the specific space type and tenant mix.
- For multi-tenant retail centers, we coordinate across units so neighboring businesses are not affected.
Real Estate
Title companies, escrow officers, and real estate brokerages rely on us for WDO reports that keep transactions on schedule.
- Licensed inspectors deliver signed reports suitable for escrow.
- The $295 inspection fee is credited in full toward treatment when contracted within 30 days.
- Reports are formatted to meet lender and transaction documentation requirements.
Education
Schools and universities have strict scheduling constraints. We plan annual inspections and treatment schedules around the academic calendar.
- Summer break is the primary window for large-scale treatments.
- Weekend and after-hours access keeps classrooms available during the school year.
- All work is scheduled to minimize disruption to students and staff.
Government
Government buildings require vendors with appropriate licensing and documentation.
- CA License #PR7791 satisfies state and local procurement requirements.
- We provide all inspection reports, treatment records, and compliance documentation.
- Full audit trail documentation is maintained for each engagement.
Industrial
Warehouses, manufacturing facilities, and distribution centers often have large structural lumber inventories that attract termite activity.
- We conduct structural inspections of all accessible framing and stored lumber.
- Bora-Care or perimeter barrier treatments are recommended based on the specific industrial environment.
- Treatment planning accounts for the scale and layout of large-footprint facilities.

How Commercial Onboarding Works
From initial site walk to signed annual contract — here is what to expect.
Site Assessment
We walk every structure on the property and document all findings. This includes crawl spaces, attic access, exterior siding, and utility penetrations.
WDO Report
You receive a California-compliant WDO report identifying all active infestations, prior evidence, conducive conditions, and recommended treatment.
Contract Proposal
We provide a fixed-price annual contract based on property size, construction type, and active conditions found. One contract covers the full property.
Annual Service
Scheduled annual inspections, updated WDO reports, and priority scheduling for any treatment needed. All records maintained for your compliance files.
Commercial Program — Common Questions
How is commercial termite pricing determined?
Commercial pricing is based on building complexity, size, construction type, and treatment method — not a simple per-square-foot formula. We provide a fixed-price annual contract after the initial site assessment, so there are no mid-year billing surprises.
Can you treat occupied buildings?
Yes — many treatment methods work in occupied buildings. Spot treatments, Bora-Care, and Termidor perimeter barriers generally do not require evacuation. Tent fumigation and heat treatment do require clearance, and we schedule those around your operations.
Do you provide certificates of inspection for commercial transactions?
Yes. Every commercial inspection produces a signed, California-compliant WDO report from our CA #PR7791 licensed inspector. These reports satisfy lender requirements, HOA documentation, and most commercial escrow needs.
What is included in an annual commercial contract?
Annual contracts include a full structural inspection of all covered buildings, a written WDO report, and agreed treatment protocols for any active findings. Pricing and scope are set at contract signing based on your property profile.
