Who pays for HOA termite fumigation in California?
Under California's Davis-Stirling Act, responsibility depends on where the infestation originates. HOAs are typically responsible for common areas and shared structural elements. Individual owners are typically responsible for infestations within their exclusive-use areas. Review your CC&Rs or consult your HOA attorney — we can document findings to support that determination.
Do residents have to leave during fumigation?
Yes. Tent fumigation requires all residents, pets, and plants to vacate for the full treatment period — typically 2–4 days. All connected units in a tented building must be vacated simultaneously. We provide residents with written instructions and coordinate with property management on notification timelines.
Can you fumigate just one unit in a condo complex?
Not with tent fumigation. Connected units must be tented together, as termites travel freely through wall voids between units. In some cases, localized no-tent treatments (orange oil, heat, spot injection) can address a single unit without involving neighbors — depending on infestation extent and accessibility.
How far in advance should an HOA schedule fumigation?
We recommend 60–90 days of lead time. This allows time for board approval, owner notification (required by California law), vacancy scheduling, tenting permits, and resident communication. Emergency fumigation can be arranged faster, but 60–90 days produces the smoothest outcome.
