Why does one house get termites while the identical home next door stays clear for years? It's rarely luck. Termites are drawn to a specific set of conditions, and while you can't change your climate or your home's age, you *can* change several of the things that make a house more attractive. Here's what draws them in — and what's actually in your control.
The Big One: Moisture
For subterranean termites, moisture is everything — they need it to survive and travel. Anything that keeps soil or wood damp near your foundation raises your risk:
- Leaks (plumbing, roof, irrigation) that keep wood or soil wet
- Poor drainage that pools water against the foundation
- Over-irrigated landscaping and sprinklers hitting the house
- Downspouts that dump next to the foundation instead of away from it
- Poor crawlspace ventilation trapping humidity

Wood-to-Soil Contact
Termites want a bridge from the ground to the wood. Any place where wood touches soil is an invitation:
- Firewood or lumber stored against the house or on bare ground
- Wood mulch piled thick against the foundation
- Fence posts, deck supports, and trellises set into soil
- Buried wood debris, tree stumps, and form boards left after construction
- Siding or trim that extends down to grade
Moving wood off the ground and away from the structure removes some of the easiest entry routes.

The Drywood Exception
Here's the catch: drywood termites need almost none of this. They don't require soil contact or extra moisture — winged swarmers simply fly to exposed, weathered wood and start a colony directly in it. That's why even a dry, well-maintained home with no moisture issues can still get drywood termites in the fascia, eaves, or attic framing. This is the key reason prevention reduces risk but can't eliminate it: you can make your home far less attractive to subterranean termites, but you can't make exterior wood invisible to drywood swarmers.
