Multi-Unit Property Termites — Coordination and Treatment

Termites in duplexes, condos, and apartment buildings require a coordinated approach. Treating one unit while leaving adjacent units uninspected allows the colony to persist in shared framing and potentially re-infest the treated unit.

In attached multi-unit construction, wall framing is shared between units. A drywood termite colony established in the shared wall framing can spread in both directions. Treating only the unit where signs are noticed while leaving shared framing uninspected is not effective.

Tent fumigation provides the most complete solution for multi-unit properties — the entire structure is treated simultaneously, eliminating all active colonies regardless of which unit they're in. This requires coordinating the 3-day absence for all units.

For multi-unit properties where whole-structure fumigation is impractical (large apartment complexes), targeted orange oil injection to identified infestation sites in shared framing, combined with ongoing annual inspection for all affected units, is an alternative approach.

Subterranean termites in multi-unit properties are treated differently — a Termidor perimeter treatment around the building foundation addresses colonies in the soil regardless of which unit is experiencing activity above.

Can we fumigate just my unit in a duplex?

Technically possible for standalone unit tenting, but not recommended if you share framing. A drywood termite colony in shared wall framing will remain active and re-infest your unit after treatment. Coordinated treatment of both units is strongly recommended.
