Structural Termite Damage Found — Treatment and Repair Options

When termites have caused structural damage — damaged sill plates, compromised floor joists, weakened rafters or posts — both treatment and repair are required. Here's what to expect from the process.

Structural termite damage is most commonly found in: sill plates (the wood member at the base of walls, sitting on the foundation), floor joists (horizontal framing members supporting floors, often attacked from below), rafters and ridge boards (in attics with drywood infestation), and posts and beams (load-bearing vertical members).

Finding structural damage doesn't mean the structure is immediately unsafe in most cases — but it does require assessment and repair. Our inspection includes a structural damage assessment identifying which members have lost significant cross-section and which are cosmetically damaged only.

Treatment must be completed before repair. Repairing around active infestation creates conditions for continued damage to the new material. After full treatment clearance, repair work can begin immediately.

Repair methods for structural damage: sistering (attaching a new member alongside the damaged one — most common for floor joists and rafters), replacement (removing and replacing the damaged member — required for severely compromised sill plates or posts), and structural epoxy (effective for smaller areas of damage in accessible locations).

Repair costs vary widely: cosmetic repairs (fascia, trim) $200–$800, sill plate repair $500–$2,500, floor joist sistering $800–$3,000, full structural beam replacement $1,500–$8,000+. Our written repair estimate is itemized and includes photographs.

Frequently Asked Questions

Is my home safe if there's structural termite damage?

Depends on the extent. Minor damage to one floor joist or sill plate section is usually not an immediate safety concern. Significant damage to multiple load-bearing members may require temporary shoring. Your inspector will flag any immediate safety concerns.

Does homeowner's insurance cover termite damage?

Typically no — most standard homeowner's insurance policies exclude termite damage as a preventable pest issue. Document all damage thoroughly with photographs and written assessments for your records.

How long does termite structural repair take?

Cosmetic repairs (fascia, window frames): 1–2 days. Floor joist sistering: 1–3 days. Sill plate replacement: 2–5 days. Full framing repairs: varies by scope. We provide timeline estimates in the written repair quote.
