Termites in Your Garage — What to Expect

Garages are among the highest-risk areas in Southern California homes for termite activity. They contain significant wood framing, often have soil contact at the slab perimeter, and frequently store infested wood items.

Garage termite infestation commonly affects: the wood frame around the garage door opening (a frequent drywood entry point), the garage sill plate where the framing meets the concrete slab, overhead framing and trusses, any stored wood items (furniture, firewood, lumber), and wood trim and window frames.

The garage sill plate is a particularly important subterranean termite target. The concrete slab creates a temperature differential that draws moisture, and any crack or gap between the slab and the wood framing provides subterranean termite access.

For garage-specific drywood infestations, orange oil spot treatment or localized heat treatment can typically address the affected framing without treating the entire structure. For subterranean activity at the slab perimeter, targeted Termidor injection around the garage slab addresses the colony.
