Duplexes are single structures divided into two units — meaning termites in one unit's framing can spread to the other. Treating only one side of a duplex typically fails because the colony persists in the shared framing.
A duplex is structurally a single building with a shared party wall, shared roof assembly, and typically a shared foundation perimeter. Drywood termite colonies established in the shared framing can be active in both units simultaneously.
Treating only the unit where symptoms are noticed (frass, swarmers) often provides temporary relief while the colony continues in the adjacent unit's shared framing. The most effective duplex treatment addresses both units simultaneously.
For owner-occupied duplexes or duplexes with an owner-occupied unit and one rental unit, coordinating treatment timing with the tenant requires advance notice. Orange oil treatment can often be scheduled during occupied periods; fumigation requires 3-day vacating of both units.
