Termite Treatment for Townhomes — Shared Wall Considerations

Most townhomes have independent attic spaces (unlike condos with a shared building attic) but share party walls with adjacent units. Drywood termites established in party wall framing can spread between units; subterranean termites can enter at the ground floor foundation of any unit.

The independent attic is often the first drywood termite target in townhomes — swarmers enter through roofline vents and establish in the enclosed attic framing. Annual attic inspections are particularly important for townhome owners.

For ground-floor units and end units with more exterior exposure, subterranean risk is higher. HOA-maintained landscaping adjacent to the building foundation is a common subterranean pressure source.

Treatment coordination in townhomes is important. For shared party wall infestations, treating only one side allows the colony to remain active in the adjacent unit's framing. Coordinate with your HOA or adjacent unit owner when shared framing is involved.
